We fed a rather lengthy real estate report to GPT-4.1 to test out this new, extended token window.
How We Used GPT-4.1 to Tackle a Massive Report
We threw 161 pages of charts, tables, and dense copy at GPT-4.1 — specifically, Lee & Associates’ Q4 2024 North American Market Report (PDF).
It’s the kind of document that shows up in inboxes everywhere: important to understand, but almost impossible to get through without losing an afternoon.

How We Got the Most Out of GPT-4.1
Here's exactly how we used GPT-4.1 to break down the report — and how you can apply the same approach to your own large reports, documents, code, and more.
1 – Access GPT-4.1 for Large Tasks
We started by selecting GPT-4.1 from the “more models” dropdown in ChatGPT. We had the option of choosing between 4.1, and 4.1-mini. The latter is great for faster runs on long documents. We chose the former because we wanted more complex analysis given the density of this document.

2 – Utilize the Large Context Window
Instead of splitting the document into pieces, we dropped in the entire PDF. GPT-4.1's extended window (over 1 million tokens) enabled end-to-end analysis without losing structure or context.
3 – Implement Hierarchical Querying
Instead of jumping straight into questions, we had GPT-4.1 first identify the structure of the report. This helped us target our follow-ups more precisely — saving time and reducing noise.
We then drilled down with follow-up questions to get detailed answers. It even provided us with a summary of what the metrics in the report meant between quarters.

4 – Integrate Tools & Functions
To add context and color to our analysis, we then prompted GPT-4.1 to search the web to find other sources that corroborate the analysis of the housing market in Orange County, California.
You can also tap into tools like uploading other files, data analysis, or calculators — just define the task, and GPT-4.1 will know what to reach for.

5 – Craft Effective Prompts
We got the best results when we used clear and structured prompts. We broke our requests into steps, provided formatting examples, and included context that guided GPT-4.1’s reasoning.

6 – Maintain Consistency
Maintaining consistent formatting and language made it easier for GPT-4.1 to ‘remember’ prior instructions and stay on track across longer conversations.
